Contract
Business concludes with the signature of a Contract or Promissory Note to buy or sell. After, the buyer and vendor can transfer their deeds so the vendor gets the money and the buyer gets the property.
Experts will previously check the conditions and OCEAN will clearly explain the conditions to the vendor and buyer afterwards. We also guarantee complete seriousness of those conditions.
After according the price and conditions of payment the buyer and vendor will sign a Promissory Note. All details of transaction are included in the contract such as the description and location of the property, payment conditions, etc. It is supposed to pay 10% or 20% on commission in advanced when signing the contract.
With this contract and the money, the vendor will have enough time to pay the taxes of his property and bill services as well as to move out. The buyer will have enough time to get the rest of the money. This contract usually has a Penalty Sentence and the buyer or vendor can be fined with a % of the value of the property and with the total commission to OCEAN PROPERTY if any of them decides not to do business any longer.
The buyer and the vendor will meet at an Attorney?s office on the day established in the contract. The vendor transfers the deed to the buyer and the buyer pays the rest of the money. The most common ways to pay are a transfer in a bank and checks. We do not recommend cash specially when the sum is high. The vendor will also pay the commission to OCEAN PROPERTY on this day. In 48 hours the Titles will be released so that the buyer can check it out.

If everything is right, business can conclude in 20 or 30 days. If extra time is required by any of the parts, he must stipulate it clearly in the contract. It is possible to do business even if one of the parts is not present. A third can represent him with the corresponding legal documents.
Cost
Legal Rights are usually paid by the buyer and vendor equally. The buyer has to pay the 2% of the value of the estate (property)
